
Starting October 1, Maharashtra has mandated Aadhaar authentication for the registration of immovable property documents, aiming to bolster identity verification and curb fraudulent activities. The new regulation encompasses 63 different types of property-related registrations, including sales, purchases, mortgages, and partition deeds.
The initiative, announced by Revenue Minister Chandrashekhar Bawankule, seeks to minimize impersonation, eliminate fake documentation, and decrease human intervention in the registration process, thereby enhancing its security and transparency. Individuals without an Aadhaar number must provide proof of having applied for one, alongside other government-issued identity documents, to complete property transactions.
Special provisions are in place for minors and certain eligible groups, ensuring that children lacking an Aadhaar number are not denied property registration benefits solely due to the absence of this identification number. The government emphasizes that the updated system aims to make property registration more secure, transparent, and efficient.
The move reflects Maharashtra’s commitment to modernizing its property registration processes and reducing potential fraudulent activities by strengthening identity checks through Aadhaar authentication. This development is part of a broader effort to enhance the integrity of property transactions across the state.
